“Which area should I buy in?” is one of the first questions international buyers ask me about Kuala Lumpur. In practice, the shortlist usually comes down to three well-known city-centre districts: KLCC, Bukit Bintang and TRX.
The three sit close together — often only a few minutes apart — but they feel quite different day to day, and they suit different buyers. This guide compares them on character, lifestyle, connectivity and the general considerations worth thinking through before you commit.
There is no universal “best” area. The right answer depends on your budget, your purpose (own stay, family use or investment), your expected holding period and how you plan to use or let the property.
KLCC — The Established Landmark District
KLCC is the district around the Petronas Twin Towers and Suria KLCC, and it is the address most international buyers recognise before they arrive in Malaysia. It is an established, mature area with a long track record of international residents, corporate tenants and premium residential stock.
Buyers usually choose KLCC for the prestige of the address, the surrounding park and retail, and the fact that the neighbourhood is already built out rather than still forming. Entry prices in the district are generally at the higher end of the city-centre range.
It suits buyers who prioritise a recognised, prestigious address and settled surroundings over being early into a newer area.
Bukit Bintang — The Lifestyle and Visitor Core
Bukit Bintang is Kuala Lumpur's main shopping, dining, tourism and entertainment district. Pavilion Kuala Lumpur, Lot 10, Fahrenheit88, Berjaya Times Square and Jalan Alor sit within a compact, highly walkable area, and the district also draws visitors from the surrounding hotels and medical facilities.
For a resident, the appeal is convenience: most daily needs are within walking distance, and the district stays active through the evening. For an owner, the same activity means the area is used by local residents, international residents and visitors alike.
The trade-off is that a busy, high-footfall district is not to everyone's taste for own stay. Some buyers love the energy; others prefer something quieter a few streets back.
TRX — The Newer Financial District
TRX (Tun Razak Exchange) is a newer, purpose-planned financial and business district. It is anchored by modern commercial buildings, The Exchange TRX retail mall and a landscaped public park, and it is served directly by the MRT.
Compared with KLCC and Bukit Bintang, TRX is a younger district that is still filling in. Buyers who choose it are usually drawn to the modern master-planned layout, the office and business environment, and the direct rail connectivity.
Because the district is newer, there is less long-run local history to look back on than in KLCC or Bukit Bintang. That is a factual difference rather than a positive or a negative on its own — it simply means the comparison set of completed transactions and long-term rentals is shorter.

Which Area Is Better for Different Buyers?
Premium city-centre buyer → KLCC. If your priority is a globally recognised address, an already-established neighbourhood and premium residential positioning, KLCC is usually the natural starting point.
Lifestyle, shopping and tourism-oriented buyer → Bukit Bintang. If you want to walk to malls, restaurants and transport, or you like being in the most active part of the city, Bukit Bintang tends to fit best.
Modern business-district and connectivity-focused buyer → TRX. If you value a newly planned environment, a business setting and direct MRT access, TRX is worth shortlisting.
In reality most buyers sit somewhere between these profiles, and the decision often comes down to specific buildings rather than districts. Two units in the same area can differ substantially in layout, outlook, maintenance charge and management quality.
There is no universal best area. Your budget, purpose, holding period, own-stay needs and investment strategy should decide the shortlist — not the reputation of the district alone.
Can Foreigners Buy Property in KLCC, Bukit Bintang and TRX?
Generally, foreigners can purchase eligible Malaysian property, subject to the applicable laws, state requirements, minimum foreign purchase thresholds, property eligibility and State Authority consent where applicable.
These requirements apply to the property and the state rather than to the district name, so a unit in KLCC, Bukit Bintang or TRX is assessed on the same basis. The practical step is to confirm eligibility and the applicable threshold for the specific unit before signing anything, and to obtain legal advice on the transaction.

Is TRX a good area to buy property?
