Understanding Malaysian Property Loans

Malaysian banks lend against a margin of finance — a percentage of the property's value or purchase price, whichever is lower. The percentage available depends on the borrower's profile, income documentation, existing commitments and the number of housing loans already held.

Loan tenure affects the monthly instalment far more than most buyers expect. A longer tenure reduces the monthly figure but increases total interest paid over the life of the loan.

Foreign borrowers can generally obtain financing in Malaysia, but terms, margin and documentation requirements differ between banks and can change. Some buyers finance from their home country instead.
